Reserve your Pegasus home by 31st August 2026, and you could benefit from our ‘less worry, more living’ incentive. While you focus on enjoying your stylish new surroundings, we’ll contribute towards the cost of your bills for up to two years.*
We want to help our customers reduce their cost of living by contributing towards the cost of three main factors:
- Pegasus Homes service charge
- Council tax
- Utility bills
Contributions will be capped at a maximum value, dependent on the property purchase price. The value of the contribution will be paid upon legal completion as a financial contribution deducted from the purchase price on the completion statement. The customer remains responsible for paying their service charge, council tax and utility bills.

Meet Gill
After 16 years as a widow, Gill found her house too large to manage alone. When a leaflet for a Pegasus community in Lichfield arrived, she visited and felt an immediate connection. She recalled, "I thought it was so nice here. It had just the right atmosphere."
Now happily settled, Gill values the independent lifestyle and active community. Describing her move, she says, "I just love it. It's independent living, which is perfect. I'm very happy, it's a good place to be."
She balances her outside interests with community life, adding, "We have a wonderful community, all sorts of activities going on, and you join in whatever you want to join in or not."

Meet Eddie and Malcolm
After losing their wives and facing the challenge of maintaining large family homes alone, Malcolm and Eddie discovered something precious at their Pegasus community.
"I never thought I could ever be happy again after my wife died," Eddie shares. "But having this friendship and all the others has made such a difference to my life...I'm actually happy again!"
Beyond lower living costs and less maintenance, it's the sense of belonging that transforms lives here. "It's the community that really makes it," Malcolm explains. "You're not stuck in your own little box."
When asked how they would describe their new lives at their Pegasus community, Eddie concludes, "Contented! When you get to our age, it's difficult to make friends, but you walk in here and people greet you as soon as you come in."

Meet Cynthia and Richard
Having lived in the area since 1968, Cynthia, a former Chief Nurse and OBE recipient, and her husband Richard, an international badminton umpire, moved to a Pegasus community in Lichfield.
The couple's primary motivation for moving was proactive: to relocate while they were still fit and active, avoiding the fate of friends who "left it too late" and are now "trapped in houses that are too big for them."
They quickly settled into their new home. Cynthia happily reflects on their decision: "A year ago, we could never have envisioned this kind of thing in our lives. And it has changed dramatically for the better... We're just happy people."
Their advice is simple: "If you're thinking about it, don't think about it too long. Make a decision and do it if you're going to. We don't regret it at all"

Meet Michael
Sadly losing his wife seven years ago, Michael felt like he was “rattling around” in his three bedroom family home and decided to make his move. He says,
