Pegasus Homes advertises in a range of media to promote the apartments, communities and potential lifestyle available when customers move into a Pegasus property.
Purchase price and rental amounts shown are correct at the time of publication and may be a starting price only and subject to change. Rental values shown are inclusive of service charge unless otherwise clearly stated. The purchase price shown is typically a starting price and is exclusive of service charge which is payable monthly. Service charge is reviewed annually and may increase or decrease, any changes in the amount paid will be communicated to residents in advance. Please refer to the lease for full details of what is included per community.
The completion dates shown are indicative only and subject to change. Customers affected by completion date movement will be regularly communicated with and notified in advance if dates cannot be met.
Any incentive or promotion advertised is subject to terms and conditions. The incentive advertised may only be applicable to selected apartments. Unless otherwise stated, financial incentives and promotions that apply to the sale of a property will usually be paid upon completion and usually through discounting the purchase price. Any offer and incentive will be time bound and the timescales for completion clearly shown on the advertisement or by separate conversation with the sales team.

Incentive terms and conditions
Stamp Duty terms and conditions:
Any incentive or promotion advertised is subject to terms and conditions. The incentive advertised may only be applicable to selected new apartments. The Stamp Duty payment will only be made on Tier 1 SDLT and will be paid upon completion through discounting the purchase price. To qualify for the promotion, the reservation must be made after 7th September 2024 and you must complete on your new Pegasus home by 31st March 2025. Any other offer and incentive will be time bound and the timescales for completion clearly shown on the advertisement or by separate conversation with the sales team.
Pegasus Homes reserves the right to amend, extend or withdraw offers and promotions at any time.
The legal fee contribution of £2,000 can only be made if customers use a solicitor from our recommended panel of solicitors.
The Aprico downsizing service can only be used once. The handyman service will be available at the discretion of Pegasus Homes and subject to availability.

This promotion will only apply for the apartments in the email and will be time bound to the timescales for completion clearly shown on the advertisement or by separate conversation with the sales team. Typically, they will be valid for 3 consecutive months. For example if the email is sent out on the 1st December 2024, you will have until 28th February 2025 to reserve the home of your choice.

Rent then buy terms and conditions:
If you want to secure your preferred new home and start living your new life without delay, ‘Rent Then Buy’ could be a good option for you. ‘Rent Then Buy’ offers the flexibility to move into your new home on a temporary rental basis whilst the sale of your previous home goes through.
Qualifying Criteria
- The customer must be entering the contract with the intention to purchase the property at Pegasus Homes.
- If the sale of a property is needed to fund the purchase, the customer must provide two written valuations of their previous home from local estate agents, dated within 6 weeks.
- The customer must be willing for Pegasus Homes to confirm the valuations as fair.
- An additional desktop valuation is undertaken from an independent part exchange provider.
- The agreed purchase price is the asking price only.
- If the customer does not go ahead and purchase the Pegasus Homes property, Pegasus Homes will provide notice to end the tenancy after 12 months.
- The tenancy is subject to satisfactory references being provided.
- The Aprico removal service is to be paid up front by the customer at the start of the tenancy and will then be fully reimbursed through a reduction of the purchase price when the sale is completed.
Key Information
- When customers take up the 'Rent Then Buy' incentive, they will be issued an Assured Shorthold Tenancy contract for the rental period. This is a 12 month fixed term contract with no break clause.
- To make sure this incentive will work for the customer and Pegasus Homes, a review of the customer's circumstances will need to be carried out between 2–4 months from the tenancy start date. If terms are agreed and the incentive is taken, 6 months into the tenancy, Pegasus Homes will issue a notice to vacate the property within 6 months. At this point the resident will be reminded that beyond this date they will incur full rental costs.
- If the above dates are not achieved Pegasus reserves the right to review the terms of the reservation and re-market the property.
- A £1,000 reservation deposit will be held by Pegasus Homes and deducted from the purchase price upon legal completion. On commencement of the tenancy agreement a security deposit of 5 weeks rent will be collected along with 1 month's rent and service charge in advance.
Upon successful completion:
- Upon the successful sale of the customer's previous home and legal completion of the new apartment at Pegasus Homes, the value of up to 6 months rent, excluding service charge, will be reimbursed to the customer within the 12 month period.
- When the customer completes on their new purchase, the AST will cease to apply to the tenant as they become the new owner.
- If the customer uses a recommended solicitor from our approval panel, Pegasus Homes will contribute £1000 towards legal fees. The legal fee contribution and the Aprico home moving service only applies if the customer completes the purchase of the apartment within 12 months of the tenancy start date.
If the customer cannot complete:
- The right to buy the apartment will elapse after 9 months if a Solicitor has not been instructed and the process of purchasing has not commenced.
- If the customer decides to leave the development or is unable to complete on the purchase of the new home, no rent will be returned.
- If the customer cannot complete on their new purchase, they will need to move out of the development within the timeframe given on the notice to vacate.
This incentive only applies to apartments that are available to purchase. Please speak to the sales team to find an applicable home. This incentive cannot be used in conjunction with any other offer.
