Buy with us step by step

Buying with Pegasus Homes is similar to purchasing a house or an apartment privately, but the whole process is greatly assisted by our team who make the experience as simple and hassle-free as possible, every step of the way. We sell all of our properties on a long term leasehold basis, with leases ranging up to 999 years.

  • Step One After you’ve visited one of our communities and consulted with one of our sales advisors, you choose the apartment that best suits your requirements.
  • Step Two We’ll discuss your current situation to ensure that living in a Pegasus community is right for you.
  • Step Three A reservation form is drawn up, including all the terms and conditions. Then we ask for a reservation deposit to secure the property.
  • Step Four When we’ve received the completed reservation form and deposit, we can help you appoint a solicitor to act on your behalf. We’ve a panel of recommended solicitors who are familiar with Pegasus Homes, and understand the particulars of purchasing our properties. However, you are under no obligation to use them and we do not receive any commission if you do.

  • Step Five Our sales advisors will be in contact with you throughout the process to answer any questions you may have, while our in-house progression team liaises with the solicitors to answer any enquiries that may arise.

Rent Then Buy

If you want to secure your preferred new home and start living your new life without delay, ‘Rent Then Buy’ could be a good option for you. ‘Rent Then Buy’ offers the flexibility to move into your new home on a temporary rental basis whilst the sale of your previous home goes through.

  • Step One Decide you are ready to move and put your home on the market.
  • Step Two Find your new apartment at Pegasus Homes, agree to the qualifying criteria and move in on a rental basis.
  • Step Three Successfully sell your previous home.
  • Step Four Complete on your new home and enjoy up to 6 months rental paid back to you.

Qualifying criteria

  • Customer to provide two written valuations of their previous home from local estate agents, dated within 6 weeks.

  • Customer must be willing for Pegasus Homes to confirm valuations as fair

  • Additional desktop valuation is undertaken from an independent part exchange provider

  • Agreed purchase price is the asking price only

  • If the customer does not purchase the property, Pegasus Homes will provide notice to end tenancy after 12 months

  • The tenancy is subject to satisfactory references being provided

  • Aprico removal service to be paid up front by customer at start of tenancy and then fully reimbursed through the purchase price when sale is completed

Assured shorthold tenancy

When you take up the 'Rent Then Buy' incentive, you will be issued an Assured Shorthold Tenancy contract for the rental period. This is a 12 month fixed term contract with no break clause.

6 months rent paid back

Upon the successful sale of your previous home and purchase of your apartment
at Pegasus Homes, the value of up to 6 months rent, excluding service charge, will be reimbursed to you within the 12 month period.

Completing the purchase

If you decide to leave the development or are unable complete on the purchase of your new home, no rent will be returned.

Customer product review

To make sure this incentive will work for the customer and Pegasus Homes, a review
of the customers circumstances will need to be carried out between 2–4 months from
the tenancy start date.

If terms are agreed and the incentive is taken, 6 months in to the tenancy, Pegasus
Homes will issue a notice to vacate the property within 6 months. At this point the
resident will be reminded that beyond this date they will incur full rental costs.

If the customer cannot complete on their new purchase, they will need to move
out of the development within the timeframe given on the notice to vacate.

When the customer completes on their new purchase, the AST will cease to apply
to the tenant as they become the new owner.
